The fastest way to know
if an ADU will work on your property

  • Zoning: Are ADUs allowed in your zone (and which types: attached, detached, garage conversion, basement)?
  • Lot + setbacks: Is there enough buildable envelope once setbacks, easements, and height limits are applied?
  • Parking: Do you need replacement or extra spaces, and are there exceptions (e.g., near transit)?
  • Owner-occupancy: If required, does it apply to the main home, the ADU, or both? For how long?
  • Permitting path: By-right vs discretionary review (hearings = time + uncertainty).
  • Utilities: Separate meters? Fees for new connections? Sewer/water capacity constraints?
